The Administration Fee will cover professional carpet steam cleaning and very minor cleaning (dusting only) of the apartment when you move out. The Administrative Fee does not cover any damages to the apartment or any excessive cleaning.
If you are a student, you are required to have a parent or guardian sign with you as your Guarantor. If you are not a student, proof of income will be necessary; your rent may not exceed 35% of your income.
If you don’t have a family member that can sign with you, we will accept a deposit equal to two months’ rent in lieu of a Guarantor. Please contact the Rental Office for more information.

Rental installments are always due on the 1st of the month. You can pay ahead as much as you choose to or on a month-to-month basis.
Late fees are $50.00 on the 6th day of the month plus $2.00 per day starting on the 7th day of the month.
For your convenience, payments can be made online through the resident portal. We also accept checks and money orders.
For your safety, as well as ours, we never accept cash.
Financial aid can be used for living-related expenses. Refer to your financial aid award on the MySRU portal for information about the amount that could be available.
Someone in your apartment must put the electric service into their name. You will then pay your electric bill directly to the power company. If you fail to set up an electric account, there will be a $60.00/month administration fee billed to each resident until the electric account is changed to the resident's name.
Living room and bedroom furniture is supplied. Some unit styles also include a dining set. Desk chairs are not provided due to style and comfort preferences. Fridge, stove, dishwasher, microwave, garbage disposal and a washer/dryer are included in each unit at South Rock & Stone Crest Apts. At Main Street Apts. a fridge, stove, and community laundry room are provided. Some unit styles at Main Street Apts. have a built-in microwave as well.
The beds at South Rock & Stone Crest Apts. are full-size and at Main Street Apts. they are twin-size.
No, you are renting a furnished apartment. The only furniture that can be removed are the beds.
We understand that plans can change for various reasons, and you may find that you no longer want to stay in your apartment. However, the lease is a binding contract that cannot be broken. If you wish to vacate, you have the option to find someone else to take over your lease. Please contact the Rental Office for more information.
Our insurance will only cover the building and not your personal belongings. The Lease does require you to obtain your own property and liability insurance. We recommend checking with your car insurance agency first, as discounts are normally given for having multiple insurance policies.
We recommend using the resident portal to submit maintenance requests. Alternatively, you can submit maintenance requests via email, text message, phone call, and in-person office visits. For after-hours emergencies, please call the office number and choose the option to speak to an operator so your emergency will receive immediate attention.
There is a parking fee of $65 twice a year; if you don’t have a car this does not apply to you. Depending on your apartment location, guest parking is available for a nominal fee.
